Reynolds Frizzell LLP Renews & Expands at 1100 Louisiana

The boutique litigation law firm will expand by 35% to a full floor in Houston’s Central Business District

HOUSTON (October 10, 2024) – Savills managed the real estate process for Reynolds Frizzell LLP. The boutique litigation law firm will remain at the 1100 Louisiana building and will expand to occupy a nearly 23,000-square-foot full floor, growing by 35%.

“Teamwork is at the center of Reynolds Frizzell’s core values, and this logic applied to its real estate strategy,” said Corporate Managing Director Jim Bell, who represented the firm in lease negotiations. “The firm has been increasing its headcount, and it sought to add additional space and collaboration areas to accompany its growth, both now and in the future. We looked at other options in the area, but 1100 Louisiana resides in the center of downtown Houston, provides ample parking, and the firm can expand conveniently on its current floor to create a more modernized workspace in a heritage building.”

In addition to Bell, Reynolds Frizzell was represented by Savills Executive Vice President Kyle Kelley and Senior Managing Director Jennifer Meehan. The Savills team negotiated a multi-year lease that includes options for future expansion and a tenant improvement allowance for Reynolds Frizzell to recreate its space. The firm plans to update its communal areas to include a new café and lounge and collaboration areas that reflect its commitment to teamwork.

Developed in 1980 by Hines, 1100 Louisiana is a 1.3-million-square-foot office building located in the heart of downtown Houston. The 55-story tower, designed by Skidmore Owings & Merrill, sits on the block bounded by Smith, Dallas, Lamar and Dallas streets. In 2019, completed ground-floor renovations including a hospitality-inspired lobby with new furnishings, upgraded LED lighting and new stone wall finishes. 1100 Louisiana contains 44,046 square feet of retail space and a 2,234-car parking facility adjacent to the building that is accessible via the downtown tunnel system. Winfield Haggard Jr. and Diana Bridger of Cushman & Wakefield represented Hines in lease negotiations.
