Manchester Office Scheme, Fourways, is Fully Let with Savills Securing Final Tenant

XLB & Pictet Alternative Advisors, advised by Savills, has agreed a new five year lease at Fourways in Manchester to Levy Merchandising.

The sports retail and licensing company, who will be working with well-known national brands, has taken 5,700 sq ft of office space on the second floor of the building. XLB have delivered a full turnkey solution on behalf of Levy Merchandising. This transaction has come quickly following the announcement of securing LUC earlier in the year.

Located on Hilton Street in the sought after Northern Quarter area of Manchester city centre, Fourways is a converted grade II listed brick building constructed in 1906 with a very good in-use BREEAM rating. The property now provides characterful office accommodation over ground and five upper floors totalling 59,000 sq ft following completion of a substantial refurbishment of the atrium and communal space.

This transaction follows the announcement of SLR taking 7,700 sq ft in XLB’s neighbouring Northern Quarter scheme, 35 Dale Street.

Daniel Barnes, director, office agency team, Savills Manchester, comments: “Following the letting to LUC earlier in the year this transaction takes Fourways to fully let. Demand for best in class character space in the Northern Quarter remains strong and this letting is a testament to the ongoing works, flexibility and commitment from our client, XLB to the scheme. Levy Merchandising are a great fit with the wider occupiers within Fourways.”

Vinny Clark, CEO of Levy Merchandising, added: "Fourways offers a fantastic space for us to call home. A building with such special character in an area as vibrant as the Northern Quarter is a perfect fit for us. We can confidently host clients in a top-class environment with fantastic transport links. Additionally, we know that the best apparel and ecommerce talent is in the North-West so Fourways will contribute greatly to our attractiveness as an employer.”
