Savills secures the largest educational letting in the Docklands this century

Savills, on behalf of Gaw Capital UK, has let 95,628 sq ft of office space at 4 and 5 HX, formerly known as Harbour Exchange in London, to The University of Sunderland on a 15-year lease. 

This transaction marks the largest educational letting in the Docklands this century, and the largest letting of all sectors in the Docklands, outside of the main Canary Wharf Estate, in over 10 years. The University of Sunderland was an existing tenant of HX, having taken 9,559 sq. ft in 2012.

Josh Lamb, director in Savills City agency team, comments: “HX is already home to a vibrant collection of occupiers whose employees enjoy its waterside location and views, and we’re pleased to have let a further 95,628 sq. ft to the University of Sunderland. This was a unique opportunity to secure nine acres of private educational space in London, which provides such a high-quality environment to promote work and study. This letting is testament to the continuing appeal of the mature Docklands sub-market.”

HX comprises nine separate office buildings across a nine acre private campus within Zone 2, linked to the West End and City with the Jubilee Line, the Dockland Light Railway and the Elizabeth Line.
