10-year letting at Rum Runner works in Birmingham

Picton Property Income, represented jointly by Savills and CBRE, has secured a new occupier at Rum Runner Works in the heart of Birmingham’s city centre.

Leading global data and analytics specialist, Kagool, has agreed a new 10-year lease for 8,100 sq ft in the unique office building, joining existing technology occupier, Ricoh Digital.

Formerly the location of the iconic 1980’s Rum Runner Nightclub the building has been redeveloped to provide a contemporary workspace environment combining a mix of period character and efficient design. The blend of exposed brickwork with glass and steel construction provides an industrial feel reflective of the scheme’s manufacturing past. Designed with the modern office user in mind the internal space provides excellent floor to ceiling heights and exposed services and there is a unique external communal deck overlooking the Gas Street basin.

Rum Runner Works is located on Birmingham’s historic canal network and a short walk to the main railway stations, New Street and Snow Hill. Curzon Street Railway Station is just a 20 minute walk away, which will connect Birmingham to London via HS2 once completed and the location is served by the newly extended cross city Midland Metro line.

There is one remaining suite of 3,200 sq ft, which is available immediately.

Ben Thacker, office agency director at Savills Birmingham, comments: “Unique to this part of Birmingham, Rum Runner Works provides the ideal solution for occupiers looking for high quality office space of character in a thriving and connected city centre location. The multiple external terraces with private outdoor spaces directly overlooking the Gas Street Canal Basin are highly appreciated by the existing tenants. We anticipate this demand to continue for the remaining space.”

Tim Hamlin, Director of Asset Management at Picton, says: “We are delighted to welcome Kagool to Rum Runner Works and wish them every success in their new workspace.”

Dan Barlow, Group CEO at Kagool, adds: "We're really excited to move our HQ to Birmingham, the heart of the fastest growing tech region in the UK. Birmingham offers a dynamic business environment, a diverse talent pool and strategic proximity to key partners and markets, positioning us for even greater success in the years ahead. The Rum Runner Works office is an amazing building which fits very well with our company.

“As Kagool embarks on this exciting new chapter, the company reaffirms its dedication to driving innovation, fostering talent, and creating value for all stakeholders. The move to Birmingham represents a strategic investment in the company's future growth and success and the team can't wait to try out the balcony when the weather improves!"
