A comprehensive data foundation was applied to support the decision-making process for the sale of Filippa Haven in Grønttorvet.

. By comparing the property to other newbuild properties in Grønttorvet and with many completed properties in the nearby area, we established an expected rent level for future lettings to support an efficient sales process.

Buyers are to an increasing extent looking for security and transparency when they invest in a new property - especially in newly established urban and development areas. This type of security cannot be obtained by a realtor reflecting last year’s price level to arrive at a current purchase price.

A property can be broken down into a number of objective criteria, all of which contribute to qualifying the market price of a property. Growing interest in development areas
We see a general interest in buying attractive properties in development areas. However, along with this growing interest has also followed a growing need to be presented with data that can support the purchase decision.

"When we set a price, the buyer wants to know what data in the business case support that specific price. In the sale of Filippa Haven in Grønttorvet, we documented the development that had taken place in a nearby area and that there is a legitimate reason to believe that the same development will take place in this specific area. Essentially, we use data to turn purchase hopes into purchase expectations. In other words, the business case is not built on pie in the sky, but on very realistic scenarios of what will happen in the future."

The nearby area is Valby Maskinfabrik, which is almost fully developed and is already an established district in Copenhagen with an attractive location. Investors that invested early in the development process of Valby Maskinfabrik are now being rewarded with good returns.

Reliable data support
