A plot of almost 9,000 square meters, originally intended to be part of IKEA's new city store in Copenhagen, has just been sold.

The transaction was completed by Savills Denmark at an amount in the three-figure million range.

The plot of land at Carsten Niebuhrs Gade 17 at Dybbølsbro in Copenhagen is 8,706 square meters and borders on IKEA's newly opened city department store. With a building right of 15,950 square meters, there are several potential development opportunities. IKEA is behind the sale of the plot, while the buyer is yet to be announced.

A greener Copenhagen
The park, Det Grønne Strøg, a two-kilometre stretch of rooftops inspired by New York's High Line Park, connects the surrounding rooftops, and according to Mikkel Andersen, partner at Savills Denmark and responsible advisor on this transaction, it is possible that the future development may be connected to the existing rooftop stretch.

The vision for the transformation of Copenhagen Central Station and the surrounding area into a more green, sustainable, and attractive neighbourhood is well underway. With a focus on pedestrians, cyclists and public transport, residents and visitors alike can enjoy green park areas and inviting open spaces in a more harmonious urban environment.

The plot is one of last central building sites in Copenhagen, and we are confident that the finished project will consolidate and intensify the ongoing development of the neighbourhood with a view to attract even more people.

When we as advisors can deliver value and at the same time contribute positively to the development of our surroundings, I believe we have been successful, and this case illustrates just that. We thank all parties involved for the successful process and collaboration.
