Pub plots can provide a boost for both the community and publicans

There are many ways that pub owners can diversify their income stream, but one of the most interesting is repurposing surplus space on site. Doing so can create a benefit to both the community and pub owner.

Historically pubs were built on sizable plots in order to provide ample car parking, or the style of property meant that the plot included either outbuildings or other commercial properties within the lot. A lot of this space is no longer needed so, as local pubs undergo a revival, there’s plenty that can be done with it in order to increase site value.

Dark kitchens – those that only sell food provided by delivery companies – and electric vehicle car charging points are just a couple of the most interesting new innovations to be adopted by publicans. Often in the heart of a community, a pub is the ideal location for a dark kitchen as it provides easy access to nearby residents, reducing delivery times. In October 2019, Deliveroo announced it is looking to expand into another 50 UK towns as demand for its services continues.

Adding electric car charging points to a car park can provide both a helpful service and help increase business within the pub, providing a place for people to pop in while their car charges.

Adding retail to a site, particularly in a small town or village, will provide a vital service for the community. This can be done in several ways, either through the conversion of outbuildings into local stores or the creation of a brand new convenience store. For some residents this will create a helpful resource at the heart of their community. It is often easier to get planning permission secured against these schemes due to the value they add to both the area, and the publican.

Not only do these additional uses provide a boost for the community, they can also increase the capital value of the site, and in some cases we have even seen values double once new uses are included. As pubs continue to be community hubs there is plenty that can be done to enhance their position as well as benefitting owners.
