How proptech is changing the new build landscape

Technology is filtering into every aspect of our lives and transforming the way we live and do business.

Proptech refers to the new technology that is designed for real estate. The new build sector has pioneered the adoption of such technologies, and as a result proptech is playing an increasingly important role in the way new residential developments are built, marketed and sold.

Why is proptech so important in residential development? Well, with a typical build taking around two years from planning to completion, developers are, by nature, building for the future. And from a sales perspective, schemes are often brought to the market before the foundations have been laid, and so we use technology to effectively showcase its look and feel.

From keyless entry systems to intelligent heating and lighting controls, we are seeing a wave of smart home innovations being built into developments. While certain features, such as electric car charging points, will eventually become the ‘norm’,  they are still relatively new and, as such, can help developers to differentiate schemes within the marketplace.

In sales and marketing, proptech has a useful role in supporting the agent to demonstrate a property. CGIs (computer generated images) and digital videos are commonly used to show prospective buyers around a scheme, where the interiors may not yet be finished, and increasingly we are seeing the use of technologies such as virtual reality to provide a 3D experience of a scheme for buyers, without them actually having to be present.

These are all part of the agent’s toolkit and together help to paint as complete a picture as possible of a new development.

New build technology is largely built around the wants and needs of the home buyer. So whether we are talking about smartphone-controlled security, interactive marketing tools, or home pack apps, which provide new home owners with bespoke content and information on their property, the technologies that endure will be those that enhance the new home buyer experience.
