Many people are inspired by the idea of building their own home. And yet very few take the plunge and turn this dream into a reality. There are many reasons, which often boil down to the time, money and sheer hard work involved in making a self-build project happen.

However, just because a self-build project isn’t right for you, it doesn’t mean that the dream of creating your own home from scratch is out of your grasp. In recent years we have seen an increase in developer-led schemes that offer buyers the opportunity to be involved in the design and build process.    

Often referred to as ‘custom-build’, these schemes normally involve purchasing a serviced plot and entering into a design and build contract with the developer. While certain things will be predefined and must be adhered to, there is often plenty of scope to tailor the design, materials, interior layout and specification.

With planning permissions and services already in place, much of the risk factor that is often a barrier for would-be self-builders has been stripped out, meaning you can get on with the more creative and enjoyable part of the process – the build itself.   

Quality is another really great benefit, with custom-builds providing more opportunity to use modern methods of construction and new and sustainable technologies.   

With the core build costs priced in, financing your purchase is more straightforward than you might think, and, while every project is different, in principle you can expect to pay less than the ultimate value of the house once it is complete. Plus, you only pay stamp duty on the value of the land, and, as you are building new, labour and materials are zero-rated VAT.   

If you need a mortgage, there are plenty of options available specifically designed to support self and custom-builds. There is also government support available in the form of ‘Help to Build’ – which allows for low-deposit mortgages through equity loans – helping make self-build accessible to more people.
