MB4 achieves BREEAM In-Use Excellent certification and establishes itself as a benchmark for sustainable offices in Lisbon

The MB4 building, on Avenida Miguel Bombarda in Lisbon, has obtained BREEAM In-Use certification with an Excellent rating in the Asset Performance category, achieving a global score of 73.7%. This result consolidates its position as one of the most sustainable office buildings in the Portuguese capital.

This level, one of the highest within the BREEAM system, is awarded to assets that demonstrate environmental performance significantly above market practice in areas such as energy efficiency, resource management and occupant well-being, confirming the adoption of best practices in the building’s operation and maintenance.

This certification positions the property as a reference for occupiers and investors with demanding ESG targets, who seek buildings prepared for the challenges of climate transition and the decarbonisation of the real estate sector.

Márcia Duarte, Associate Environmental Engineer at Savills, adds: “The Excellent rating obtained by the MB4 building in the BREEAM International In‑Use: Commercial Version 6 – Part I certification represents a significant milestone in promoting sustainability in the real estate sector. This result reflects the owner’s commitment to providing environmentally responsible workplaces with excellent conditions for their users. 
The project materialises Savills’ one-stop shop concept, bringing together the ESG & Sustainability Department, acting as BREEAM AP and Assessor, BPC & Architecture as project author and general contractor, and the Savills Portugal Property Management team. This recognition reinforces the importance of collaboration and the adoption of international best practices in sustainability.”

Sustainability, ESG and the office market
With an area of around 9,600 sq m, MB4 is located close to Praça do Saldanha and Avenida da República, in a well-established office zone with excellent public transport links. The building has undergone a deep refurbishment and has become an efficient asset, aligned with international best practice in sustainability.

The BREEAM In-Use certificate currently focuses exclusively on Asset Performance and does not yet include the Management Performance component. The Excellent rating demonstrates compliance with demanding criteria on several fronts, from resource efficiency to the quality of the indoor environment.

MB4 achieves high scores in transport (around 90.9%), resources (87.5%), water (78.94%) and health and wellbeing (75.55%), indicators that reflect good practice in consumption management, accessibility and occupant comfort.

In a context where sustainability certification plays an increasingly important role in occupier and investor decision-making, MB4’s BREEAM In-Use credentials act as independent proof of its environmental performance. This internationally recognised certification supports asset value, underpins decarbonisation strategies and responds to the growing demand for buildings aligned with ambitious ESG goals.

BREEAM In-Use is an assessment and certification scheme for buildings in use, applied in dozens of countries by owners, managers and occupiers to measure the sustainability level of assets and guide the implementation of improvement measures. The certification awards a rating from Pass to Outstanding, with Excellent being one of the highest levels, reserved for assets whose performance goes significantly beyond standard practice.
