BDO Czech Republic to move its headquarters to the Isola building in Pankrác

The Isola, office building located in Prague’s Pankrác district and part of the Generali Real Estate portfolio, is set to welcome a major new tenant. BDO Czech Republic s.r.o. (hereinafter “BDO”), a leading provider of audit, tax and advisory services, has leased more than 4,100 sq m of office space in the building. The new headquarters will support the company’s continued growth while bringing together employees currently based at two separate locations in Prague under one roof. The transaction was brokered by Savills, which is also providing comprehensive project management services for the fit-out of BDO’s new offices. Completion of the Isola building is scheduled for the end of 2026, with BDO expected to move in during the third quarter of 2027.

“Our new offices will enable us to bring our teams more effectively, provide our employees with an even more comfortable working environment, and offer our clients welcoming space for in-person meetings. When selecting our new headquarters, excellent transport accessibility, the quality of the development meeting the highest contemporary standards and certifications, and, above all, the flexibility to tailor the space to the way our teams actually work were key considerations. Isola represents a long-term solution that aligns with our company’s ambitions,” says František Hrnčíř, Chief Operations Officer at BDO Czech Republic.

BDO will occupy almost the entire top three floors of the building, including a spacious terrace offering panoramic views of Prague’s city centre. The new offices will accommodate approximately 350 workstations in a flexible layout.

“At a time when the supply of new office space is limited and many companies are opting to extend their existing leases, BDO has took the opportunity to secure space in one of the most attractive developments on the market. We see this as a strategic move that combines the quality of the building with the long-term potential of the Pankrác district, which will be further enhanced by the planned Metro Line D. We are delighted to be supporting BDO throughout the entire process, from selecting its new headquarters and negotiating lease terms to overseeing the fit-out of its new offices,” adds Pavel Novák, Head of Office Agency at Savills.

Milena Doubková, Letting Manager at Generali Real Estate CEE, adds: “The investment in the extensive and sustainable redevelopment of the Isola building is paying off. We have succeeded in bringing to the market not only a modern operationally carbon - neutral building, but also highly flexible, premium-quality office space, all within an attractive architectural design. We believe this trend will become increasingly common in Prague. We are delighted that BDO has chosen Isola as its new headquarters, and are certain that the building will provide an inspiring, high-quality working environment to support the company’s continued development and growth.”

Isola is being created through the complete redevelopment of the former ČKD Polovodiče industrial building, originally built in 1989 and converted into office space for Česká pojišťovna in the late 1990s. The five-storey building will offer approximately 8,000 sq m of office space. The Isola office building has been designed with a strong focus on workplace quality, energy efficiency and environmental responsibility. The building will achieve net-zero operational carbon emissions and is targeting the highest level of BREEAM certification – Outstanding – as well as WELL Health-Safety certification. It also meets the requirements of the EU Taxonomy for sustainable investments. The architectural design was developed by Chapman Taylor.
