Substantial modern glasshouses at Leythorne Nurseries in West Sussex available for sale

International real estate advisor Savills, on behalf of The Summer Berry Company UK, has been appointed to market four substantial glasshouse blocks at Leythorne Nurseries in West Sussex for a guide price of £4.5 million.

The modern glasshouses, which amount to 920,247 sq ft (85,494 sq m) gross external area (GEA) in total, are located on a rectangular shaped site of about 26 acres (10.5 hectares). Each of the glasshouses is of aluminium frame construction with eaves heights varying from 3.01 to 3.99 metres. The glasshouses have a range of automated systems including CO2, dual irrigation, night break lighting, screens, fans and heating pipes. The site also benefits from an external borehole, a 1,477 m3 water silo and reverse osmosis apparatus for purifying rain and groundwater.

Integrated into one of the glasshouses is an office block providing offices, a boardroom, WCs, kitchen, canteen and storage areas. Adjacent to this is a workshop which is currently let to another occupier. Externally the site’s car park has 15 spaces, and a concrete surfaced loading area located to the west of the car park has potential as a site for cold storage.

Located on a horticultural estate to the south of Chichester, the site is in close proximity to the A27 south coast dual carriageway and the wider motorway network providing access to the M25. The area around Chichester is the ideal location for horticulture, as it has one of the highest winter light levels and one of the best year-round climates in the UK.

Kay Griffiths, a director in Savills Leisure and Trading team, comments: “This is a rare opportunity to acquire an excellent property in the UK's agricultural horticultural sector. Located in Chichester, which is renowned for its glasshouse businesses, the property benefits from excellent road access, a mild climate and abundant sunlight due to its southeast coastal position. With its prime credentials and strategic location, we anticipate strong interest from a diverse range of investors.”
