120 years of Saint-Jean-Cap-Ferrat

The French Riviera has been a top destination for almost 200 years. From the holidaying British aristocracy in the 1850s to the global jet set of today, the Côte d’Azur remains the location to see and be seen.

This year, the internationally-renowned resort of Saint-Jean-Cap-Ferrat celebrates its 120th anniversary. Before 1904, it formed part of neighbouring Villefranche and today its continued popularity is evident in strong, consistent transaction growth, with a total 25% growth in transaction volumes between 2019 and 2023.

Anniversary celebrations, including outdoor exhibitions, guided tours and performances, kicked off in April and will carry on until the end of the year. For those planning a visit to Saint-Jean-Cap-Ferrat, make sure Paloma Beach or the Club Dauphin of the Grand Hotel are on the list for a luxurious waterfront experience.

The Cap reaches some of the highest residential prices on the Côte d’Azur – and indeed France – thanks to the scarcity of available properties and finite space. Sitting firmly within the ultra-prime segment of the market, average prices per square metre in Saint-Jean-Cap-Ferrat range between €15,000 and €45,000. Waterfront properties command premiums, sometimes reaching upwards of €80,000 per square metre.
