6 of the best new build properties for downsizers

Easy to look after, energy efficient, with no onward chain and often located in convenient well-connected areas – new build homes are an attractive option for many buyers looking to downsize. 

Of course, moving to a smaller property and leaving what can be a much-loved family home is not always a simple decision. It's important to be sure of your choice and know exactly what to consider.

According to Savills latest survey, downsizers are an increasingly important part of the new build market – making up 15 per cent of sales in the first half of this year compared to 10 per cent in 2022

Ease and convenience are major drivers, with 80 per cent of downsizers who responded saying low maintenance was the main reason for choosing a new build. Energy efficiency was a key priority for 61 per cent of buyers, while many also liked the security of having no onward chain. Being close to family, proximity to shops and a private garden also featured highly on buyers’ wish lists. 

Of those who responded, 70 per cent said they would be funding their downsizing purchase entirely by cash, and three quarters were aged 60 or over. This also corresponds with larger budgets – 62 per cent of downsizers were looking at new build homes from £500,000 upwards.
