In focus: Fulham

Occupying a loop of the River Thames on the northern bank is the suburban area of Fulham – an upmarket, largely residential area that offers a seamless blend of city living while retaining a relaxed and friendly feel.

The 1980s brought in a new wave of residents, largely young professionals, particularly to pockets such as Eel Brook Common, North End and the areas surrounding The Hurlingham Club.

Today, Fulham’s riverside locale, green spaces and laid-back atmosphere make it popular with families and young professionals, while Parsons Green’s quieter scene lends itself to downsizers and empty nesters. The schools, many of which are rated ‘outstanding’ or ‘good’ by Ofsted, take children right through their education, from nursery and primary to secondary school. The London Oratory School, All Saints Primary, Thomas’s School and the French speaking Marie d’Orliac are a few of the most sought after.

A large pull are the homes on offer here. Fulham has one of the highest numbers of Victorian properties in London, providing well-proportioned rooms and high ceilings and many with gardens to accommodate growing families. Edwardian properties also occupy the streets here, as well as new build flats and apartments to meet the broader residential demand. Larger, semi-detached homes sit in the popular Bishops Park and Hurlingham areas.

The popularity of Fulham has unsurprisingly had a positive impact on prime values. According to Savills latest prime index, Fulham has seen positive growth of 1 per cent on the quarter, and 0.5 per cent on an annual basis – the greatest price growth that southwest London has seen over the last 12 months. In the lettings market, prime rental growth has fallen marginally by -0.2 per cent on the quarter, though is still performing well on an annual basis showing positive growth of 3.9 per cent.

Conveniently located between Hammersmith and Kensington, Fulham lies within a short distance of the city centre as well as more southerly locations like Wandsworth and Putney. Well connected via the three tube stations, Fulham Broadway, Parsons Green and Putney Bridge, residents can expect to be in central London in around 20 minutes on the District line – ideal for those who need to travel on a daily basis or commute to work. In addition, the Piccadilly line will see you in Heathrow in just under an hour for travels further afield.

As well as a healthy dose of high street names and independent stores offering high-end fashion, there is an excellent culinary scene here, with plenty of restaurants, pubs, relaxed wine bars and corner street cafés that come alive as soon as the sun comes out. A fresh fruit and veg market occupies North End Road and there’s a weekly farmers market at All Saints Primary School, which is held each Sunday.

If live sport is your preference, Fulham is home to two professional football clubs: Fulham FC on the banks of the Thames next to Bishops Park, and Chelsea FC, whose home ground of Stamford Bridge is just a short walk from Fulham Broadway station. If football is not your thing, then there is The Hurlingham Club – a private members’ club which offers a number of sports facilities, such as croquet, tennis and polo. For those in search of some local history, Fulham Palace House & Gardens is open year round for visitors to enjoy.
