International investor buys portfolio of 10,000 square metre logistics in Greater Copenhagen.

The portfolio is sold by a Danish and well-known investor in our investor network. The transaction amount is in the three-digit million range.

The portfolio comprises two logistics properties located in attractive logistics hubs in Brøndby and Greve in the Greater Copenhagen area. Each property has a highly strategic location in large industrial areas where several logistics companies are represented. The transaction confirms the massive demand for modern warehouse and logistics facilities, partly as a result of increasing demands for last mile distribution from e-commerce companies. In general, we see a strong upward trend from modern companies demanding warehouse and logistics facilities with the necessary resources to facilitate fast and efficient handling and delivery of goods.

Fierce competition for delivery time
E-commerce is a major driver of the growing demand for last mile distribution. And we only expect this demand to increase over the next several years.

That is exactly why this portfolio is a very exciting investment with great potential
for future growth.

That is exactly why this portfolio is a very exciting investment with great potential for future growth. Says partner, Anders Bengtsson, who has acted as the seller's adviser in connection with the transaction.

The strategic locations of the properties with ideal surrounding infrastructure, including the busy motorway, make it possible to reach the centre of Copenhagen in a relatively short time. There is massive competition for delivery times in the e-commerce market and companies have realised the importance of reducing delivery time to a minimum to meet customers’ demands and avoid losing them to competitors.

- Warehouse location plays an important role in the competitiveness of companies, more so now, than ever before. It's all about minimising the distance between supplier and customer, says Anders Bengtsson.

In addition to a location with excellent infrastructure, Anders Bengtsson points out that technology and warehouse automation is also a strong trend that will become increasingly prevalent among logistics players in the period to come. Automation of warehouse processes increases the level of order and structure, which ultimately entails less time wasted and thus faster delivery times. Finally, we would like to emphasise the good cooperation with all parties involved in the process, including on the seller's side the law firm Lundgrens and on the buyer's side the law firm Bech-Bruun advokater.

We are pleased that we through close cooperation have succeeded in creating a good and efficient sales process. A good cooperation is important – and it has been a distinct aim for both parties in order to improve the quality of the various processes
