The 150th Open has teed off in St Andrews this week (10-17 July), bringing the world’s best golfers to the sport’s spiritual home and fuelling a renewed interest in residential properties for sale in the town.
Values for homes in St Andrews far exceed the Scottish average. According to Savills Research, the average price during spring this year was £408,482 compared with £202,899 for Scotland as a whole.
The town has outperformed Scotland in terms of residential price growth too, with a 17 per cent increase in values in the year to April 2022 compared with 5 per cent for Scotland. Meanwhile there was an increase of 20 per cent in the number of sales in St Andrews in the same 12-month period, compared with a rise of 8 per cent for Scotland.
St Andrews has long been a hub for prime property - indeed, the town holds the record for the most expensive property ever sold per square foot in Scotland, with a flat at Hamilton Grand selling at over £4 million in December 2021, which equates to £1,932 per square foot. There were 17 sales above one million in the town in the year to April 2022, the highest number the town has ever seen.
While a ‘golf premium’ is undoubtedly attached to the town, properties here are coveted for many other reasons including the town’s historic legacy. St Andrews is brimming with activity and boasts a glorious beach, the setting for the famous scene in the film Chariots of Fire. It is home to both Scotland’s oldest university and the ruins of St Andrews Cathedral, a pilgrimage destination dating back to medieval times. It’s simply a magical place to visit and to live.
