Preparing your home for market

In this blog we explore the all important subject of how to stage your home for photography and visits.

After years of seeing the good, the bad and the ugly of property photography, the Savills Monaco marketing department has devised a list of key things to do before you invite a photographer, or, visiting clients into your home for the first time.

1) Declutter:

Go into every room and remove any unessential items and put them in storage. It’s important for the client to see what space can be used, having children’s toys, piles of books, boxes and toiletries littering your rooms will not set the right impression on both photography or in person.

2) Restyle:

Focus on promoting the property’s best features and the areas buyers will spend most of their time. Typically the kitchen, dining and lounge areas. Whilst it’s not necessary to redecorate the entire apartment, some repainting and restyling of essential rooms can go a long way.

3) Plant life:

Balconies and terraces should be neatly presented. Investing in a few green, healthy looking plants can bring a space to life. Don’t go overboard, it’s easy to make small balconies look cluttered and avoid white plastic furniture, it never looks pretty in photography.

4) Bathrooms:

Bathrooms often don’t need all their fixtures to be changed, sometimes a simple regrouting and resealing, along with a professional steam clean will automatically give the bathroom’s visual appeal a lift.

5) Furnishings: 

If you are going to spend money on furnishings and accessories, do so in places targeted to the decision makers. This normally would mean focusing on the master bedroom suite. Dress it up in an inviting way with fresh bed linen, a scented candle, accessorise the en suite bathroom and include appropriate lighting options. The same goes for the kitchen, dining room and reception spaces. The reception rooms should have defined uses: a TV snug, for example, should be furnished to look relaxing and inviting.

6) Aesthetic checks:

Go around the property and remove anything that might cause the client concern i.e. damp patches, superficial cracks, rusted metalwork, loose door handles… the list goes on. Walk around your property with the analytical mind of a potential buyer seeing it for the first time and then act/ tidy/ delete as necessary. Fix anything that could conversely affect the price and give the buyer/renter extra bargaining power.

7) Clear the air:

If the property is currently vacant, make sure to prep it for visits. Go into the property and open the windows, run the taps (clear any drain smell) and even turn on the heating to make the property as comfortable as possible for the visiting client.
