Why the city pied-à-terre is so desirable this autumn

The experience of lockdown has changed what many buyers want from a property and, as a result, we’ve seen a rise in demand for homes in the countryside. But despite this shift, not everyone’s keen to give up their city lifestyle. The pandemic may have paused London life, but people have faith that it will bounce back. Enter the pied-à-terre: the perfect way to embrace the country while keeping a foothold in town.

A perfect a pied-à-terre depends on what you’re using it for. Is it a base while you work, or a pad to enjoy city living? Generally, buyers want something they can lock up and leave and that might be a flat on a higher floor, perhaps with added security from a concierge. They may also want something that’s easily maintained, so new builds or recently refurbished properties are popular.

One trend we’ve noticed post-lockdown is the desire for outside space, even with a pied-à-terre. That could be a rooftop terrace, large balcony, or simply having greenery close by. A perfect example is Bennet House – just steps from Green Park, St James’s Park and Hyde Park – which opens our gallery.

Of course, London isn’t the only city where having a pied-à-terre is desirable, so we’ve gathered examples from further afield too.
