Valuations: help for those planning a future move

One of the most vital pieces of information anyone needs before even thinking of moving house is, obviously, establishing what their own home might be worth.

In England estate agents can now assess the value of your property in person, but that’s still on hold across the rest of the UK. Even with the easing of the English lockdown, virtual valuations remain an important option and we recognise many people will be unable or reluctant to invite anyone into their home.

And that’s where technology comes to the rescue.

In much the same way as agents are conducting virtual viewings (see Top tips for the new world of viewings), we are also carrying out virtual valuations. It’s important to emphasise that these are provided as part of our estate agency role and they should not be confused with a valuation for lending purposes, for example.  Neither do they replace a face-to-face market appraisal which will still need to happen when conditions allow. 

But what they do give is a head start – an indication of price were you to sell – as well as an opportunity for advice and to discuss the local market. 

How does it work? Put simply, the agent will set up a video conference call using a tool such as WhatsApp, Microsoft Teams or Zoom. The seller will need to show the agent all the rooms, the exterior of the house, and the outside spaces and also highlight any special features, just as they would in more normal circumstances. They will also need to give their full address which necessarily has an impact on value.

A firm marketing guide price will be provided by the agent after visiting the property as and when possible. Until then, future sellers can at least start to contemplate plans armed with a little more information at their disposal.
