Buying in The Bahamas

With aquamarine waters, white sandy beaches, glorious sunsets and clear night skies for star gazing, The Bahamas has some of the most desired real estate in the world.

There’s a wide variety on offer, from gated communities to condos in boutique hotels with golf courses and marinas, or villas in larger hotel complexes. Prices range from US$750,000 to as high as US$54 million with a mean average of US$1.5 million.

Considerable construction has taken place on the west side of New Providence. Billion dollar developments like Albany and Baha Mar Resort and Casino and multi-million dollar boutique condo-hotels such as The Residences of Goldwynn (opening in 2021) or the One Cable Beach condo complex support the wealthy lifestyles the Bahamas has become accustomed to catering for.

Meanwhile on the central and eastern sides of New Providence, including Paradise Island, a metropolitan-like $200 million Pointe opens in 2020; the old Hurricane Hole Marina is being redeveloped as a 13-acre, 19-slip marina with condos, shops and retail space; and Ocean Club Estates, an exclusive ocean front and golf course community with around 121 estate size homes that has stunning waterfront living, golf course or canal lots, has the occasional home or condo for sale ranging from $6 million to $30 million. Residents have access to all of the amenities of Atlantis and The Ocean Club, a Four Seasons Resort.

There is a distinct move towards the west around the communities of Old Fort Bay, Caves Height, Sandyport, Lyford Cay Club and Albany. Many of the newest office buildings housing banks and accounting firms have moved closer to their high end clients out west, executives are moving to be closer to their friends, there are new and expanding schools, and physicians have also established their practices here.  Nightlife choices have increased with new clubs and outdoor and fine dining restaurants.

Although two northern Bahama Islands – Abaco and Grand Bahama – experienced Hurricane Dorian in September 2019, they are rebuilding and more activity has shifted to New Providence. However, thanks to the Bahamas Ministry of Tourism and Aviation in North America and Europe, the 2019 visitor arrivals for The Bahamas broke records at 7.2 million.
