Monaco’s billion dollar land reclamation project, the “l’Anse du Portier”, is well underway- the last prefabricated caisson has just recently been successfully installed,12 months after the arrival on site of the first one. Due for completion in 2025, l’Anse de Portier – as the new eco quarter has been christened – will add six hectares onto the total size of the Principality, accounting for about three percent of the Principality’s total size.

The new district will accommodate 150 top-end apartments, townhouses and villas, as well as a park, other public areas, an extension to the Grimaldi Forum conference centre and a harbour.

Construction is nothing new in a territory where land is at a premium. So what are some of the other projects in development that will further change the face of Monaco over the next few years?

26 Carré  d’Or

• Completion Date: end 2019
• District: Monte Carlo

There is no property in Monaco more highly sought after than those in residences within the glamorous Carré d’Or neighborhood in Monte Carlo, home to the Hotel de Paris and the Casino.

The entirely Monegasque team behind this new build project have one intention: to redefine the concept of luxury in what is already one of the world’s most exclusive neighbourhoods. On the site of the old Régence residence, at the corner of avenue de la Costa and avenue Princess-Alice, the architects have privileged vast, airy spaces and huge windows so that the upper floors in particular benefit from the location and sweeping views over the Principality and over the Med.

Over 19 floors, the development will house offices on the first three floors, followed by nine apartments, four of which are duplexes. All topped by a sumptuous 1000m² penthouse. Set across four levels, it has five bedrooms as well as a master suite, along with access to a private roof top pool and a wraparound terrace with panoramic views out towards the sea.

One Monte-Carlo

One Monte-Carlo is an exciting Foster & Partners -designed project completed very recently. The seven-building complex houses a blend of luxury residences and retail, office and leisure space. Along with 4,500m² of commercial space and 2,500m² of office space, One Monte-Carlo  houses more than 30 luxury residences (available for rental only and renting well….), an exhibition and congress centre.

Testimonio II

• Completion Date: 2022
• Neighbourhood: La Rousse/Saint Roman

 Having completed the uber luxurious Tour Odéon skyscraper, the same developer has launched its latest bid: the Testimonio II project. Rather than tearing down an existing building, this project is fairly unique in that it is using the last undeveloped plot in the La Rousse Saint Roman neighbourhood.  Bordering Larvotto and its seafront, the multi-purpose development is directly across from the Monte-Carlo Bay Hotel and Resort and will reach a height of 25 floors. The development will house a mix of apartments, parking, a kindergarten, and the re-located international school.
