From 2020, Zell am See will form part of the largest inter-connecting ski region in Austria, overtaking the Lech-Zurs region with 370km of pistes. This will link the ski area with the popular resorts of Viehhofen, Saalbach-Hinterglemm and Fieberbrunn. Enthusiasts can sharpen their edges and ski for nine months of the year at the Kitzsteinhorn glacier which sits at 3,000 metres. 

Beautiful scenery, glorious sunshine and a plethora of activities, such as water sports on the crystal clear Lake Zell, hiking, biking, tennis and golf, draw tourists to Zell throughout the summer. Those in search of a more relaxing day can take a stroll through the historic town and frequent the numerous boutiques, traditional Austrian restaurants and lively bars.

The Market

Asking prices for residential properties in the Austrian dual-season resort of Zell am See range from €5,000 per sq m to over €10,000 per sq m for prime properties.    

Legislation in Austria requires residential property to be purchased either as a primary residence or be made available for rent when not in use. The upside of this policy in popular resorts such as Zell am See leads to the real possibility of generating strong rental income, with 4-5 per cent net per annum achievable in prime locations.

Yields are generally higher in Zell am See than equivalent resorts in France or Switzerland owing to the comparative low-entry prices of property and its dual seasonality. This is a bustling resort in the summer months with a Mediterranean feel around the lake.
