Open houses give buyers a fresh perspective

Most people kick off their property search with a prescribed idea of what they are looking for. Often this takes the shape of a list of ‘must-have’ criteria. But being too wedded to that list can mean missing out on your ideal home.

New technologies such as virtual tours allow buyers to get to know a property before they have even stepped through the door. However, while such tools have their place, they are no substitute for viewing a property and exploring its locality and atmosphere in person. We live in the real world after all.

Choosing your new home is as much about what the heart wants as it is the head. I always advise clients to keep their options open.

A good agent will work hard to get to know and guide you accordingly – including encouraging you to view properties that do not always fit your criteria, or are in locations outside of your search area. The point is to get out there.

Your agent may invite you to take part in an open house event. These are an excellent way to explore what is on offer in the local area in a relaxed setting. Those who get involved often view homes they otherwise wouldn’t have.

Once registered, you can see as many or as few properties as you like on the day, using the opportunity to spend time in an area you are interested in and try on the lifestyle for size. This can often open up new possibilities and perhaps the door to your dream home.

The viewing is about them exploring it for themselves, to get a feel for whether it is right for them. You can help by creating a relaxed atmosphere and making them feel as comfortable as possible in your home.
  2. Paint a picture Registered buyers will be keen to take advantage of the opportunity to talk to you about your home. Be prepared to answer questions about everything from the history of the property to how long it takes to walk to the local pub.
  3. Showcase lifestyle features You will be used to presenting your property for traditional viewings and in many ways Savills Open Houses is no different. However, with lifestyle front of mind for many, it is worth making an extra effort to highlight features, such as outdoor entertaining spaces.
