The pros and cons of smart home technology for landlords and tenants

Technology is increasingly becoming an essential for tenants looking to rent at the higher end of the market. The appeal is understandable – there is technology for just about everything in the home including integrated sound systems, multi-room temperature control and the ability to lock doors remotely, all controllable from a tablet or phone. 

These systems, which are becoming ever more complex, are often already installed into properties for rent. 

Below are the advantages and disadvantages of letting a home with a complex technical system or moving into one as a tenant.

 

PROS:

  • CONVENIENCE
    When used correctly, these systems can make life far easier for both tenants and landlords. The ability to control everything remotely, from the heating to the curtains, means you can check on the property while you’re away and stay in control when you're home from the comfort of your own bed or sofa.

  • SECURITY
    There are now systems that can emulate your day-to-day lifestyle while you’re away so your home looks occupied.

  • FUNCTIONALITY
    The clear draw of these systems is their functionality and utility.

  • MARKET APPEAL
    Faced with a market of increasingly savvy tenants, a well-equipped property can stand out from the crowd and will often let ahead of a less technologically advanced competitor.

CONS:

  • UPDATING
    Instruction manuals can easily get lost and anyone responsible for a property will also be responsible for keeping them up to date. As technology moves forward, it can also be hard to replace manuals.

  • OPERATIONAL DIFFICULTIES
    Tools are only as good as their operators – systems that are too complex can prove more of a problem than a solution if tenants are unable to work them. I once let a property that required a three-hour training session for the tenants, which was very unpopular and proved quite problematic.

  • MAINTENANCE
    These types of systems often need updating and maintenance can potentially prove costly for landlords.

Technology is a great asset and if used correctly can certainly make daily life easier. Clearly, there is much to consider but ultimately technology can be as useful as tenants make it.
