A week in the life of an Islington lettings agent

Islington

Monday

We operate across the whole borough, working with a broad range of tenants, relocation agents and colleagues within the company. What with people constantly moving in and out, and new instructions coming onto the market, there's no such thing as a quiet week.

Much like any other Monday, the day begins with a meeting on weekend activity and a review of the week ahead. Then in the afternoon, I head out to meet a first-time landlord.

The landlord has bought a two-bedroom apartment in a Georgian building in Highbury through our sales team and he now wants to bring it to the rental market. He is looking for some advice on ways to make the property more appealing so we discuss a few simple and practical updates, such as neutral colour schemes and adding contemporary kitchen fixtures. I tell him about the amazing live moss installation I recently came across in a rental property. He decides against horticultural artwork.

On my way back to the office, I’m stopped by a client who has rented a property nearby. He came here from South London and, as any Londoner knows, crossing the north/south divide is a big deal. Fortunately, he and his partner have discovered their inner North Londoner and are hoping to buy their first home here soon.

Tuesday

I’m up bright and early today to meet a colleague from our Sports & Entertainment team. He is accompanied by a well-known sportsman who has recently relocated to the area and we spend the morning viewing high-end modern apartments. One of the properties in particular piques his interest as it has the privacy he requires as well as being very high spec.

On the way back to the office, I stop off at Ottolenghi where I’ve arranged to meet our interior services team. One of our landlords is looking to do internal updates between tenants so the team and I chat through recent examples of redecorations that have helped optimise rental levels. I arrange for them to meet the landlord so they can give him advice tailored to his properties – I’m really looking forward to seeing the final results.

Towards the end of the day, I take a call from a family who have recently sold their house and have decided to rent for a while. They’re currently staying with friends so are very keen to find somewhere quickly. We’ve just been instructed on a house in Highbury Fields which would be ideal for them and better still, it’s ready to move in to straightaway. The wife and I arrange to meet at the property first thing in the morning.

Wednesday

The sun is shining so I take the scenic route through the park. The house in question is a four-bedroom Victorian terrace with a good-sized garden and plenty of living space. The family has a dog which can be a deal breaker – not in this case, though, as the landlord allows pets.

From Highbury Fields, it’s back to the office. Afternoons are the best time to catch up with our US-based landlords, so I make a couple of calls. One client tells me he has decided to re-locate permanently to the States and wants to sell his penthouse close to Angel when the tenancy comes to an end. I schedule a call for him to speak to our sales team tomorrow.

It’s then back to Highbury Fields for another visit to this morning's four-bedroom house. After a quick tour, the family decide it’s just right for them.

I love closing a deal. The first one I ever did was on a one-bedroom house in Manningtree, in Essex, for a princely £525 a month. One of my favourite lets, though, was on a property overlooking Islington Green. It was a Friday afternoon and we negotiated the terms as we sat in the sunshine on the terrace.

Thursday

My day begins with a trip to King's Cross. I’m meeting a colleague from our Corporate Services & Relocation team with a client who is moving to the UK to work for one of the major banks. He wants to be in a good location for straightforward access to Paris on Eurostar.

We view a few apartments but the one that particularly catches his attention is in the Tapestry Building. Finished to a very high standard with great views over the King's Cross area, it’s the perfect pad for him and it helps that he knows a number of residents in the neighbouring blocks who are all really enjoying living there.

From King's Cross, I make my way to Savills head office near Oxford Circus for a couple of meetings. My first is with a long-standing landlord who is keen to meet a member of our auctions team to talk about an upcoming lot at their next national auction – a townhouse ripe for renovation and with planning permission to create three apartments. He decides to go along to the auction in a few weeks' and bid on the property. I will try and make it as well as auctions are always exciting.

Tonight I'm going to the theatre. Our office sponsors the Almeida Theatre and the whole team has come along to support the latest production. In the interval I spot some tenants who, after raising their family in the country, decided to test out London life again and have rented a flat close to Old Street. They tell me that they love being back in the thick of it.

Friday

Late morning I head out on a property tour with a couple of professional sharers. We see a few apartments in Canonbury and Barnsbury before finding exactly what they want on a one of the many highly sought after garden squares. After a few hours together, I leave them heading off to explore the local area.

As the week comes to a close, I hop on the Overground to Shoreditch for drinks to welcome a new member of the team.
