It’s vital to know the best way to appeal to potential tenants when letting your property. Here are five top tips for letting a property in Shoreditch. 

1. Lettings is a seasonal market, during our strongest months up to 60 per cent of all our applicants in the East of City market are generated by our Corporate Services department. The corporate market usually demands modern fully furnished properties finished to a high standard.

2. When preparing to let your property it’s important to put some thought into the presentation. If you’re spending money on furniture, think about also dressing the beds with a set of bed linen and putting up curtains or blinds, to create a more homely feel. Most furniture companies will now include extra dressing as part of their packages.

3. Try to be as flexible as possible with regards to providing your property furnished or unfurnished. While renting is traditionally a transient period, 70 per cent of our tenants rent because of work and relocation. However, it is increasingly becoming a lifestyle choice for the remaining 30 per cent, who very often have invested in their furniture for the longer term.

4. Create a warm welcome. A cold flat can be very uninviting, so consider setting the heating to come on for a short time before viewings.

5. While Shoreditch is popular with corporate clients, it’s also worth keeping an open mind about other potential tenants. The market also provides a wide range of private applicants, ranging from city high flyers to wealthy international academics. The ‘ideal tenant’ may be hard to find, but great tenants come in many different forms.
