Knowing which tenants to appeal to is key when letting your property. Here are six top tips for letting a property in Putney.

1. Research the market, compare your property with others, and take advice from your agent on the price you can realistically achieve.

2. Putney’s lettings market is very ‘finish’ sensitive, and well-presented properties will always let faster. When decorating your property avoid magnolia walls as they can artificially date a room. Also, avoid installing wooden work surfaces in the kitchen as they are prone to excessive deterioration. Think light, neutral colours and clutter-free rooms and, wherever possible, add additional storage.

3. The demand for furnished one- and two-bedroom properties is on the increase with corporate clients who often rent for the longer term, so consider including a furniture package. However, unfurnished houses are more appealing for the family market who mostly want to be able to use their furniture.

4. Make the most of the transport links. Putney has two Tube stations (both District Line), an Overland service with fast trains to Waterloo, the River bus with stops for the City and beyond, excellent bus routes and not forgetting direct access to the A3. Consider leaving Tube maps and bus timetables out so that any questions can be instantly answered.

5. The number of tenants with pets is on the rise, especially in the family market. If you’re hoping to attract a tenant quickly, try to be as open as possible to letting to tenants with pets.

6. When it comes to property, applicants will often judge a book by its cover. Well-maintained and finished exteriors, whether window frames or gardens, are essential in making a lasting impression.
