Islington’s central location and variety of properties available make it a highly sought after location for tenants. Here are six top tips for letting a property in Islington.

1. Research the market, compare your property with others, and take advice from your agent on the price you can realistically achieve. Your property should be attractive and well-priced compared with competitors – that way it stands out in the minds of prospective tenants when they are viewing and looking more closely at the details.

2. If you’re hoping to achieve a significant price premium, a high standard of presentation and high-quality fixtures and fittings are essential. Two one-bedroom flats with identical layouts can vary in price by as much as 40 per cent if one is in very good order and the other is in need of repair or updating. This price difference does not exist to the same extent in the sales market.

3. Lots of people know about Angel Station and the Northern Line. However, did you know that the City is easily accessible from several other stations in Islington? Brush up on your travel knowledge or use the Citymapper app so you can answer any questions when prospective tenants are viewing your property – they will want to know their journey time to work.

4. When preparing your property for viewings, take an honest look at every room. If there is anything that you know is cracked, broken or needs replacing, no matter how small, it’s worth getting it sorted. This will help to remove any negatives and allow prospective tenants to focus on the positives of the property.

5. If your property is a one-bedroom flat, consider furnishing it with a good standard of furniture, in a style that suits the property.
