From creating good first impressions to permitting pets, here are five top tips for letting a property in Fulham.

1. Think about who you’re letting to. Fulham’s lettings market is mainly made up of UK tenants (42- 51 per cent) and Western European tenants (20-35 per cent). So consider installing features that will appeal to both demographics. Key requests include wooden floors throughout, double glazing and modern, neutral finishes.

2. The majority of flats in Fulham are in converted Victorian houses with between two and six apartments per property, so knowing your freeholder is important to ensure that communal areas are well presented and maintained. These flats tend to be let to professionals working in Central London, and first impressions are important to them.

3. The District Line has a reputation for being one of the slower routes on the Underground network. Find out about alternative transport options, which include Wandsworth Town rail station, and Putney Bridge and Hammersmith Underground stations, which are all a short bus journey from Fulham Palace Road or Wandsworth Bridge Road.

4. Many Fulham residents use bicycles to get to and from work and in their leisure time. This increasingly popular method of transport means that tenants often need secure places for storing their bicycles and properties where a bike shed has been installed, either at the front or in the garden, are very appealing.

5. Fulham has a variety of fantastic parks, including Bishops Park, Parsons Green, Eel Brook Common and South Park, which attract tenants with dogs to the area. In addition, as an increasing number of tenants are renting later in life, they're more likely to own a pet. Therefore, if you’re hoping to attract a tenant quickly, it’s wise to keep an open mind about animals.
