How to move house quicker than you think

How long does it take to complete a purchase on a new house and move in? Two months? Three months? Longer? In fact, by adopting the right strategy, you can do it far quicker. Here's how:

Be motivated

If you are set on a particular deadline, you must be motivated and prepared to take a proactive role in chasing the deal. Don’t sit back and assume everything is progressing: keep on top of your experts and ask for daily feedback

Avoid problem properties and chains

Being part of a chain means your fortunes are linked with those of numerous other people which can slow things up considerably. Houses with problems, such as short leases, flying freeholds or disputed rights of way can also delay things. Consider part-exchange

If you are buying a new build house or flat, a developer may arrange independent valuations of your current home. If you like the price, the developer may buy it in part-payment. Typically, part-exchangers move within four to six weeks, but it can be even quicker

Find the experts you need

Appoint a solicitor immediately, but take advice from agents as to who to use. Choosing a firm with a reputation for speed and efficiency will be a considerable asset.

Get funding in place

Failure to secure a mortgage, or one that is big enough, is the biggest single stumbling block to moving quickly. You could approach a lender directly or use a mortgage broker who will shop around on your behalf. Get a written agreement in principle from a lender before you even look for properties. This will mean you are considered a serious buyer

Book the removers

Removal firms get booked weeks in advance so don't leave this last piece of the jigsaw too late. It's a good idea to have the removals firm to pack your goods for you – this will speed things up on moving day.
