Abu Dhabi Residential Market Report – Q3 2026

Abu Dhabi's residential market demonstrated resilience during Q3 2026, with transaction activity moderating following a strong start to the year, while property values remained supported. A total of 6,085 residential transactions were recorded during the quarter, down 19% quarter-on-quarter, with off-plan sales accounting for 81% of total activity. Despite lower transaction volumes, the market continued to see demand for higher-value properties, particularly within the off-plan and luxury residential segments.

The report highlights continued growth in residential prices, with average apartment and villa/townhouse values increasing by 9% and 8% year-on-year, respectively. Luxury residential activity strengthened, with transactions exceeding AED 10 million increasing by 35% quarter-on-quarter. Meanwhile, rental transactions rose by 29% during Q3, driven primarily by renewals, while new rental rates showed mixed performance across key residential communities. The market also continued to attract foreign investment, with international buyers accounting for 70% of residential sales value during H1 2026.

Looking ahead, Abu Dhabi's residential market is expected to benefit from continued infrastructure investment, a growing international buyer base and sustained demand for premium and branded residences. With approximately 68,000 additional residential units projected by 2030, new supply is expected to be concentrated in key districts, including Saadiyat Island, Al Reem Island and Yas Island. Continued economic growth, investor-friendly policies and major destination developments are expected to support the market's long-term outlook.
