Market fundamentals continue to normalize as record rents persist
Atlanta's industrial market entered the second half of 2026 with fundamentals continuing to normalize as vacancy increased 60 basis points (bps) quarter over quarter to 10.1%. While vacancy remains 280 bps above the five-year quarterly average of 7.3%, it is 50 bps below the 2025 high, indicating that conditions have improved from last year. Despite providing tenants with more leasing options, asking rents reached a record $7.33 per square foot (psf), up 4.4% year over year and 61.5% from five years ago. Although rent growth has moderated from previous cycles, record asking rents despite elevated vacancy reflect continued demand for well-located, highquality industrial space as market conditions become more balanced.
