Will 2024 still be under pressure, or will we see a turning point?


2023 was the year that many predicted a bumpy ride for property – driven mainly by the pressure from a high interest rate environment. While transactions were down significantly because of this, occupational demand showed strong resilience across both the commercial and residential sectors.

Some of the stresses that were strongly felt across the industry in 2023 are starting to ease as the global market position becomes less fragile, with most global commentators predicting interest rate cuts this year. This should mean that asset pricing will stabilise and improve – providing the macropolitical situation doesn’t unravel.

We’re optimistic that there are positive changes ahead for UK land and property. This year’s forecasts suggest a stronger outlook and opportunity for UK property investment in 2024 compared to last year, but the political landscape and interest rate story will remain prevalent drivers.

With most of 2023 spent trying to identify the bottom of the market, we are most likely there now. This means that there is still good value on offer, but the opportunity for investors will only come when there’s more widespread acceptance of new pricing to drive more volume of product.
