Savills unveils pioneering Climate Vulnerability Index for Dutch office markets

Savills, the global real estate services provider, released a detailed study revealing the vulnerability of Dutch office markets to climate risks. Accompanying the report is a pivotal map that highlights the varying degrees of susceptibility across different regions, providing invaluable insights for real estate investors and developers.

 “The Climate Vulnerability Index, a key feature of the report, quantifies potential risks such as flooding, urban heat islands, and limited access to cool spaces which could affect the viability of office locations. The index highlights areas that are most at risk, enabling stakeholders to make informed decisions about future investments and developments.”

Wouter van ’t Grunewold, Market Intelligence Analyst at Savills in the Netherlands, says: “We’ve identified the top 15 most vulnerable office markets, with major urban centres like Amsterdam and Rotterdam facing significant risks due to urban heat island effects and flooding potential. For example, approximately 21.6% of the Dutch office stock is currently without adequate access to cool spaces within 300 meters, emphasizing the importance of strategic location selection.”

Savills research underscores the need for adaptive measures to mitigate these risks, suggesting that strategic location selection and proactive asset management will be crucial for maintaining property values in the face of climate change.
