Logport expands its portfolio, it acquires an industrial hall in Kladno

Savills negotiated the sale of a warehouse owned by ITB Transito s.r.o., to Logport Development s.r.o. The industrial hall is located in a well-established industrial zone in the southern part of Kladno and has a rentable area of almost 3,600 sq m with the possibility of expansion up to 7,000 sq m.

David Vais, Chief Executive Officer at Logport Development, says: "The acquisition of this warehouse is a strategic addition to our portfolio and confirms our interest in brownfield sites and projects to which we can add value. It is an older building in a very good condition that we want to extend and adapt to make it as usable as possible for manufacturing and warehousing. We will start the refurbishment works early next year and subsequently proceed with construction of the hall extension. Everything will be ready for a new tenant from the beginning of 2025."

"Due to the attractiveness of the location, the transaction was fast and the entire acquisition process was completed within four months. The production and warehouse facility with expansion potential presents a unique opportunity for relocation or growth for many of the companies based nearby. Being a historically industrial city, Kladno is home to a number of manufacturing companies, but the vacancy rate for premises of up to 3,000 sq m is similar to Prague and stands at around 1%. Furthermore, new developments are mainly aimed at larger requirements and supply of smaller units is very limited," adds Jana Čožíková, Associate Industrial Agency at Savills.

The hall was completed in the 1990s by a Dutch construction company and the materials and technology used were timeless. Currently the hall is not occupied and will be available for lease once the renovation and extension of the existing premises is completed. The building is suitable for both light manufacturing and warehousing.

"In 2019, I sold my company ITB Group to another Dutch company. The Kladno warehouse was not part of this sale transaction and the Dutch stayed there as a tenant. In 2023, they decided to merge production with another of its plants in the Czech Republic and terminated the lease contract in Kladno. It was pointless to keep ownership of this hall with no further business plans in the Czech Republic, so I decided to sell it," closes Hans van Dooremalen at ITB Transito s.r.o.
