Here’s five with significant pulling power:
- Off-street parking. Any parking space is an asset in the city, but knowing you’ve got one on your doorstep makes life that little bit easier especially when you’re laden with shopping and young children. It can also make electric car charging more straightforward.
- A separate playroom. Being able to shut away toys and clutter can be extremely desirable for certain buyers – again, particularly those with younger children. Ideally a playroom will be accessible to the kitchen so that children can still be watched over during meal preparation.
- A large kitchen/dining room. Open-plan living is well and truly here to stay and with the kitchen remaining the hub of the home for most families, it’s important that the space serves a variety of purposes. A dining area – which doubles up as a place to work and where children are able to study – can be key, as is an area to relax and socialise.
- Downstairs utility and cloakroom. Over the years, utilities have largely moved away from the kitchen into a separate room, ensuring that certain household chores can remain out of sight and sound. For some, especially those with growing families, they are essential with features such as dog showers and areas to air laundry also coming into play. A cloakroom to store coats, school bags and shoes is another bonus.

Several bathrooms. In addition to a family bathroom, an en-suite to a principal bedroom is expected, but a home that has three or more will secure serious brownie points among buyers. Whether it’s for visiting family members and guests, older children or for a nanny, there is sufficient buyer appetite for multiple bathrooms.
It is important to remember that what is a must-have for one buyer could be an unnecessary feature for another – and much also depends on the layout and square footage of a home.
Of course, many factors come into play in the house buying process and some will overlook how a property is currently configured if they are able to create aspects of their wish list in the future.
