While there are specific advantages that come with new build properties, such as a 10-year warranty, no seller chain and better energy efficiency, incentives offered by developers often make new homes developments even more attractive. In fact, our research shows that almost a third of first-time buyers ranked developer incentives as one of their main reasons for choosing a new build.
The use of incentives is on the rise, benefiting both buyers and developers. According to the NHBC Sentiment Survey, in 2023, the average net balance of opinion on the use of incentives was around 43. In June 2025, this jumped to 50, suggesting developers are increasingly using incentives to secure sales.
From deposit contributions to help with mortgage repayments, ‘refer a friend’ initiatives, and even discounted memberships to premium gyms, there are many different buying schemes and incentives available that make a new build an attractive option.
