In Focus: Brook Green

Named after its popular park, Brook Green is a small and friendly village in west London. Tucked away between Kensington and Holland Park to the east and Hammersmith to the south, it is one of the most well-connected neighbourhoods in this part of the city – and yet you feel miles away from the urban atmosphere of the capital when you’re here.

Connectivity and community

Residents have access to the Central, District, Piccadilly, Hammersmith and City lines as well as the overground, and it is also extremely well situated for Heathrow – ideal for those travelling frequently. 

And while the connectivity is a huge draw for affluent young professionals, it’s the community that encourages people to put down roots and stay long term. The low turnover of stock is a good indication that people seldom want to leave once they’ve moved here. Many of our buyers are young budding families, keen to get on the property ladder or upsizing locally in order to stay within school catchment areas. 

There is an array of private and state primary and secondary schools. And the well-regarded French-speaking Ecole Française de Londres Jacques Prévert also draws in European buyers, which has created a lovely community of French expats.

Brook Green’s residential scene is centred around its park. The area is made up of lots of tree-lined roads boasting a mix of architecture. You’ll find elegant Georgian houses, charming cottages and rows of Victorian terraces that carry residents throughout their property journey. With its palette of coloured houses, Hofland Road is arguably one of the prettiest, while others are adorned with wisteria or blooming gardens. There are also a couple of mansion blocks that offer flats and apartments.

Property and prices

Property here can command good prices, with smaller one-bedroom flats in period buildings starting at around £450,000. Two-bedroom flats finished to a good standard can achieve around £700,000 while smaller houses start at around £1 million. Larger family homes with gardens and located on the prime roads of Brook Green can fetch upwards of £3 million. According to Savills latest prime quarterly index, growth in Brook Green remains stable (0.0 per cent) on the quarter while west London as a whole has fallen marginally by 0.2 per cent.

The Blythe Road offers a healthy dose of independent shops, boutiques and high street names as well as a good choice of pubs, restaurants and cafés that often spill out onto the pavements on a sunny day. The Bird in Hand and Havelock Tavern are two popular watering holes, while the Betty Blythe puts on a great afternoon tea. As well as the café culture, the park itself is a real hub in the community with tennis courts, a playground and open space that’s often frequented by dog walkers and enjoyed by parents as they watch their children play.

The weekly farmers market at St. Mary’s Catholic Primary School is filled with organic produce and street food stalls together with gifts and homeware. For those looking to shop on a larger scale, Westfield shopping centre is just north of Brook Green in Shepherd’s Bush. There’s an annual book festival held each November, as well as the Hammersmith Library. For lovers of the arts, the Hammersmith Apollo is a short distance away, hosting music, comedy and podcast events throughout the year.
