Exceptional living

Since the 1800s, the French Riviera has been synonymous with dream destinations, popular holiday resorts and exceptional second homes. A success that’s still there, even after all these years.

With its unique location between the sea and the mountains, and its wild and iconic nature, the French Riviera appeals to an international clientele in search of luxury and natural beauty. So how does one become the owner of a holiday home in this coveted region? And most importantly, how do you acquire more than just a property, but an experience of the French lifestyle and a secure financial investment?

Unexpected holidays on the French Riviera

It's undoubtedly the promise of an eternal holiday that attracts so many: the temperate climate and more than 300 days of sunshine a year. A gentle way of life that allows you to enjoy a rich, unspoilt natural environment in both summer and winter, with so many distinctive landscapes to discover. From iconic beaches to majestic mountains, nature reserves and hilltop villages, life on the French Riviera is one of constant exploration. A life-size postcard of bays, capes and sunsets at no extra cost. It's also a varied experience, thanks to the proximity of the coast to the ski resorts: 1 hour 30 minutes from the coast.

The region's unique landscapes and light have been a source of inspiration for many artists. A land of nature that has become a land of culture, inspiring Pablo Picasso, Jean Cocteau, Chagall, Monet and Matisse. A heritage perpetuated by the Ecole de Nice and the birth of modern movements such as César, Arman, Sosno and Venet. A paradise for collectors, who can discover lithographs or origi-nal works in the picturesque galleries of the old town of Nice, in the narrow streets of Saint-Paul-de-Vence or in the prestigious galleries of Cannes. This dynamic spirit is reflected in many events: the legendary Cannes Film Festival, the Jazz Festival in Nice and Juan-les-Pins and the many art exhibitions in Saint-Jean-Cap-Ferrat, Èze and Saint-Tropez.

The French Riviera: an international appeal

Owning a second home on the French Riviera is like entering a very closed circle. It's an exclusive location and one of the most sought-after regions in the world. The Côte d'Azur resorts are the most expensive in France, with prices per m² often higher than in Paris, where they stand at €10,000 per m². In fact, 4 of the 5 most expensive resorts in France are on the French Riviera. The French Riviera has been ranked number one in the Savills Prime Residential Index - World Second Home Locations because of its strong performance in all categories (property prices, leisure and life-style, hospitality, connectivity, global reach). 5-star services, supported by the second largest inter-national airport after Paris, make it possible to enjoy exceptional moments.

In addition to its yacht clubs, golf courses and luxury hotels, the French Riviera boasts some of the finest restaurants in the world. With more than 190 restaurants listed in the Michelin Guide and the fame of chefs such as Alain Ducasse and Mauro Colagreco, gastronomy plays an important role in the region. Just like the cuisine of Nice, which has been recognised as a national heritage site.

Second home investment: safe store of wealth

Much more than a holiday destination, the French Riviera is also a dynamic and attractive property market. The PACA region, already the most expensive in France, already the most expensive in France has seen a +4.8% increase in house prices between the first half of 2022 and the first half of 2023. This increase is even greater on the coast: since July 2019, property prices on the coast of the PACA region have risen by 12.9%, according to a study by meilleursagents published in July 2022. Continued demand for luxury properties provides a degree of stability, while the region's global rep-utation maintains its appeal to international buyers. This partly explains the ever-increasing figures.

Investing in property can therefore be a safe investment. As an owner, you can rent out your holiday home when you are not using it, offering attractive income potential. Demand for luxury properties in the region always exceeds supply - which is rare - and consolidates the possibility of resale. Finally, foreigners benefit from legal advantages. Since 17 August 2015, heritage transmissions has been governed by the law of the buyer's country of residence, rather than the country where the property is located. This is an interesting factor when it comes to creating a legacy.
