In focus: Hyde Park

Located between the prime residential areas of Kensington, Notting Hill and Marylebone and including most of Hyde Park, W2 is a prime central London neighbourhood to watch. The area is seeing significant investment and regeneration with new homes, hotels, restaurants, retail and public spaces, including several landmark developments and enhanced connectivity courtesy of the recently opened Elizabeth Line.

Queensway in Bayswater is being transformed into a vibrant pedestrian-friendly neighbourhood for living, leisure, shopping and dining featuring Parisian-style street pavilions, plenty of greenery and a mix of new-buildings and heritage restorations. There is a new plaza at Princess Court and the recent launch of The Whiteley, the redevelopment and restoration of the iconic Whiteleys department store includes residences, shops, cafes and restaurants and London’s flagship Six Senses hotel and spa. There is also Park Modern with views over Kensington Gardens and soon-to-launch Porchester Court.    

Hyde Park itself is a major draw for the area and is the largest of the four Royal Parks that span from the entrance to Kensington Palace through Kensington Gardens and Hyde Park, via Hyde Park Corner and Green Park, past the main entrance to Buckingham Palace. A new entrance to Kensington Gardens, twin Royal Park gates leading onto Bayswater Road, will be the gateway for Bayswater Village and the whole area which has formerly been overlooked compared to its neighbours is shaping up to be a desirable prime residential address.

A £500m transformation of the 11-acre canal-side site around the Paddington Basin is currently underway which will bring both residential and commercial properties to the market and is expected to become a business hotspot similar to Canary Wharf.

Aside from the new developments, properties in the area range from stucco-fronted studios to substantial Georgian  terraces on garden squares and tucked away mews houses.

W2 is one of London’s best connected postcodes thanks in part to the recent opening of the Elizabeth Line. Lancaster Gate, Queensway and Bayswater Underground stations are all close by. Paddington underground station is served by the Bakerloo, Circle, District, Hammersmith & City lines as well as the new Elizabeth Line providing easy access to the city, Heathrow Airport and beyond. National Rail services provides quick access around the UK, including to Oxford, Bristol and Penzance.
