In focus: Bayswater

Bookended by the creative cool of Notting Hill and the high-end, close-knit community of Marylebone, Bayswater has long been overshadowed by its more talked-about London neighbours.

It’s an area which, like Knightsbridge, borders Hyde Park but which until relatively recently has rarely been mentioned in the same conversation.

Given the location, parkside pedigree and relative good value in terms of property prices, there are few parts of prime central London with such great potential for growth and change. And Bayswater is seizing the initiative.

A variety of factors are contributing to the new-found Bayswater buzz including the impact of buyers in search of more space for their money during the pandemic (buyers can get on average 27 per cent more space here compared to the six other neighbourhoods surrounding Hyde Park), and proximity to the new Elizabeth line at Paddington which has slashed journey times from west to east.

But, crucially, a £3bn regeneration programme, with both private and public investment, is set to transform the area. There are plans for Parisian-style street pavilions, significant greening, public realm improvements, a new retail strategy, a series of landmark developments and a new public entrance to Hyde Park.

Of the aspirational new developments which have helped put Bayswater on the map, the three most high profile are The Whiteley – you may have seen the stylish media campaign featuring London model Poppy Delevingne – Park Modern and Porchester Gardens.

The opportunity for the neighbourhood to become a growth area for high-end residences has been identified by a number of developers, and it is this increasing residential supply pipeline that is vital for the area’s development, brand and sense of place. The ongoing regeneration programme meanwhile will be key to unlocking value barriers, allowing Bayswater to realise its full potential.
