2022 was a record year for Savills auction

2022 proved to be a record year for Savills auction with the hammer coming down on over £450 million worth of property. Raising £78 million, the July auction was Savills most profitable ever, with Bull Sand Fort (see below) achieving nearly 10 times its guide price after worldwide competition from bidders in 27 countries. 

While the year was not without its challenges, the new record shows that anything can happen when a property goes under the hammer.

We’re proud to have brought to market some weird and wonderful properties that you wouldn’t see in a high street agent’s window – from project homes through to investment opportunities and some more eccentric lots too (including sea forts and island plots). Here are some of the year's highlights:

 

Lot 98 Westhorpe House Marlow, Buckinghamshire SL7 3FJ

Westhorpe House – sold prior to auction for above £3,800,000 guide 
A significant development opportunity in Buckinghamshire, involving a Grade II listed former manor house, sold prior to December’s auction for well above its £3.8 million guide.

1-32 Sunbury Workshops, Swanfield Street, London, E2 7LF

Sunbury Workshops – hammer price £3,850,000
A row of Grade II-listed mews-style workshops in London’s Shoreditch sold for £100,000 over the guide price in the November auction.

Lot 107 Bull Sandfort Humber Estuary, Hull HU12 0UG

Bull Sand Fort – hammer price £490,000
A historic military sea fort in the Humber Estuary sold at auction in July for nearly 10 times its guide price after worldwide competition from bidders in 27 countries. The July sale raised £78 million and was Savills most profitable auction ever.

Lot 10 Wayland Close Bracknell, Berkshire RG12 9LB

Wayland Close - hammer price £17,760,000

112 flats in need of modernisation in eight blocks close to Swinley Forest in Bracknell sold for close to £18 million at the July sale. The lot marked the biggest lot by value ever sold by Savills and the second biggest lot by value ever sold at auction in the UK.

Lot 128 Wee But & Ben Wheatleys Eyot, Sunbury-on-Thames, TW16 6DA

Wee But & Ben - hammer price £280,000
The May sale saw the hammer come down on a derelict bungalow on an island in the River Thames for £180,000 over its guide price.

Lot 60 14 Sutherland Road West Ealing, London, W13 0DT

Sutherland Road – hammer price £2,300,000
A substantial four-storey Victorian detached property in West Ealing with a large garden and parking exceeded its guide price by half a million pounds at the March sale.
