In focus: Marylebone

Tucked away in the heart of London is Marylebone – an area that is highly prized for its high-end village feel and close-knit community.

Taking its name from the church of St Mary, on the banks of the Tyburn (a stream that still runs beneath the streets), Marylebone had established itself as an elegant enclave by the 18th century. Today the area offers a lifestyle balance that is rarely found in central London.

Managed by the Howard de Walden Estate, Marylebone Village has been nurtured over the years and is now home to a carefully curated mix of hand-picked independent bars, cafés, restaurants, boutiques, and more well-known fashion outlets such as Theory, Lululemon and BA&SH.

Despite its stylish profile, Marylebone is kept down to earth by its long-term residents, who once here, seldom move away. The sense of community is palpable with the locals coming together at weekends to soak up the delights of the local farmers market, stopping to chat with familiar faces and support local vendors, 

As well as appealing to those putting down roots, Marylebone is also popular with visitors throughout the year, with The Conran Shop and Daunt Books a particular draw for interiors enthusiasts and literature lovers respectively. Meanwhile The Wallace Collection, with its world-famous array of fine and decorative arts, and the recently opened Marylebone Theatre in Rudolf Steiner House, both enhance and complement the culture and lifestyle offered here.

Properties in Marylebone vary from large Georgian townhouses and red mansion blocks, through to smaller Georgian and early Victorian terraced houses. The area has also made way for newer developments in recent years such as Marylebone Square and The Mansion.

Regeneration has been a catalyst for demand, pushing the average secondhand sale price up by 1.3 per cent in the 12 months to June to an average of £1,932,248. Flats in the area can command upwards of £8 million while best-in-class family townhouses typically sell for between £10 million and £15 million, with those on garden squares such as Montagu Square and Bryanston Square fetching an even greater premium.

The area is popular with domestic buyers at all stages of their property journey, from young professionals and families through to downsizers. Those who split their time between the countryside and the city, and therefore are in need of a pied-à-terre, make up a large proportion of the buyer pool. International buyers are also keen to invest their money here.

Despite its tucked away feel, Marylebone is served by a number of transport links, including the Bakerloo Line and Chiltern railway line from Marylebone, the Metropolitan, Circle and Hammersmith and City Lines from Baker Street and the Jubilee and Elizabeth Lines from Bond Street.
