Why Northwood offers so much more than a speedy commute to the capital

Served by no fewer than three underground stations on the Metropolitan line, Northwood has long been a popular choice for buyers wanting a speedy commute to London.

But with wide, leafy, tree-lined streets complemented by an abundance of surrounding countryside and ancient woodland, this affluent suburb offers much more than just a swift journey in and out of the capital.

Part of the London Borough of Hillingdon and close to the county border with Hertfordshire, the average price for a prime property – broadly the top five to 10 per cent of the market by value – now sits at £1.72m. Although a drop of 2.2 per cent on last year, prices have grown 9.9 per cent since March 2020.

The lifestyle drivers that have influenced the market over the last three years or so have undoubtedly played their part in this rise, with high demand and short supply putting upward pressure on house prices. However, the area still offers relative value for money when compared with properties closer to the City.

Superb schooling means Northwood is a particular favourite with families, but a busy high street with cosmopolitan places to eat and a rich variety of independent retailers means young professionals and those reaching retirement are just as keen to live here.

The private Moor Park estate and Copsewood are consistently the most sought-after locations – characterised by relatively large plot sizes and a good choice of property, ranging from mid-size detached period homes through to large modern mansions.

The area also benefits from some high profile employers, including the UK’s military headquarters, NATO Command and the specialist Mount Vernon Hospital.

For those in search of some much needed R&R, Haste Hill, Ruislip Woods, Batchworth Common and the Oxhey Woods nature reserve all fit the bill for a weekend stroll, while riding, cricket, tennis and football clubs are in abundance – as well as multiple golf courses that include the prestigious Moor Park.
