The wellness agenda: how regional offices are rising to the challenge

The last few years have seen a huge transformation within the office sector. The focus on staff fitness, mental health and general wellbeing is at the heart of a global trend and, as the lines between work and play become blurred, investing in amenities such as gyms, yoga and healthy eating in the workplace is becoming increasingly crucial. In fact, in a recent survey by Mind, 60 per cent of workers said they would feel more motivated if their employer took action to support their mental wellbeing. 

As this focus on wellness becomes more profound, we are beginning to see a number of new regional office schemes being developed with health and wellbeing at their core. 

It is now widely recognised that designing an office space that enhances staff wellbeing is vital. Measures such as high quality break-out areas, better access to daylight and good air quality will become non-negotiable, particularly given that they have been shown to reduce absenteeism and improve staff retention.

One example where we have seen this being implemented is the new development in Bristol called Assembly, due for occupation at the end of 2020. Once complete, Assembly will be accredited to the WELL standard for staff wellbeing, offering heightened ceilings and an abundance of natural light as well as a major new public space.

While the quality and specification of a building is important, the standard of the surrounding area outside the office is important too, given that well curated green space fosters wellbeing.

AXIS Square in Birmingham, which is expected to be delivered in 2021, is to become the newest commercial district in the city and will feature an extensive outdoor space for workers to enjoy directly upon leaving the office. Described as ‘an island of green’, the scheme will offer two acres of public-realm with the highest environmental credentials. 

In Manchester, 3 Hardman Street, pictured above, a Grade A office development in the Spinningfields business district, has also recognised the value in offering occupiers a nearby good quality outdoor space. The new scheme is enhanced by The Field – a managed green space directly opposite the building. The development is further boosted by its close proximity to a vast collection of amenities, and it even hosts a number of events for occupiers throughout the year.

In today’s working environment, in order to attract and retain talent, companies need to provide a workplace that fosters wellbeing, enhances work-life balance and creates an inclusive social environment.

Furthermore, with real estate now being recognised as a recruitment and productivity tool, and landlords increasingly seen as a service provider, providing the best possible environment for workers is now crucial.

As landlords increasingly take on the wellness agenda, it’s becoming easier than ever for companies to look at their employees as individuals and devise systems that accommodate their circumstances. It’s the way of the future, and it’s much easier to change than one might think.
