Why it pays to give 'For Sale' boards serious consideration

In an online age when almost everything is available at the click of a button, ‘For Sale’ signs have remained surprisingly resilient. 

The boards are not without their controversy, generating a strong reaction among buyers and sellers alike. While for some they are still an essential way to promote their home to the wider world – working in tandem with brochures, printed advertising, websites, social media and other forms of marketing – for others they are an antiquated eyesore. A growing number of local authorities have taken steps to ban boards in certain areas while others have introduced limits on how and where they can be placed.

Many of the concerns are understandable. If the property is in a quiet, rural location, for example, you may not want everyone to know your house is on the market. However, when used appropriately the influence of a traditional ‘For Sale’ sign should not be underestimated. In busy city and town centre locations, where there will be lots of people walking or driving past, boards can be a very effective way to generate enquiries. Word of mouth is still an extremely powerful tool and news spreads quickly through pubs, shops, the school run, social gatherings and parties.

Boards are also a great way to attract off-the-cuff interest, highlighting to those who are not actively searching for a property that the home is now for sale.

If a buyer is ever in doubt we recommend a short trial, putting up a board for a week or two to monitor its success. To help alleviate any concerns, all Savills ‘For Sale’ signs state ‘By Appointment Only’ and clearly carry the selling agent’s contact details so a formal visit can be arranged. Enquiries and viewings are also closely vetted.

Even in this digital era when properties can be advertised 24/7 across the globe, ‘For Sale’ signs are an important part of the marketing mix. The disadvantages and concerns should not be ignored but for the right property in the right location it pays to give them some serious thought.
