Surrey's Private Estates: Blackhills, Esher Park Avenue and Claremont, Esher

Claremont, Esher
  • Prices from £2.5 million
  • Prices currently up to £8.5 million
  • Average plot: 0.8 acres

Esher's Blackhills, Esher Park Avenue and Claremont estates occupy land that was once part of Henry VIII's royal hunting grounds. Later Clive of India built Claremont, a fabulous mansion which was subsequently used by Queen Victoria as a royal residence. However, music fans are more likely to associate Esher's private estates with royalty of a different kind: George Harrison famously lived in Claremont Estate between 1964 and 1970 and many of the demo tracks for The White Album were made here.

Claremont Estate now, as then, is a peaceful and welcoming estate, centred on a nine-hole golf course next to 18th-century Claremont Park. It is defined by its traditional character and the charm of its properties, which are interspersed with more modern family homes.

Blackhills is a secluded and incredibly private enclave, popular with both UK and international buyers. The neighbouring landscape gardens of Claremont and plots of circa 0.5 acres upwards give it a feeling of space. Yet Blackhills couldn’t be more convenient for the A3 into London, while the ACS International School is literally round the corner — a major draw for ex-pat Americans.

Esher Park Avenue, meanwhile, is an easy walk from the centre of Esher, making this highly desirable road and the cul-de-sacs off it ideal for downsizers or families who want a degree of independence for older children.
