Putting a value on sustainability

ESG credentials increasingly impact the value of real estate. At Savills we’ve incorporated this into our valuations report. However, we’d like to look beyond that. Different players in the sector struggle with themes such as circular building features in valuation. Over the past two years our Valuations department has shared their expertise to help clients with this theme.

Savills can help answer the following questions:

  • What is the sustainability score of your asset in the valuation report?
  • Which ESG credentials are included in the valuation report, and why?
  • How do your assets’ ESG credentials translate to the market?
  • What is the added value of sustainable measures for your asset?

Sustainability score in your valuation report

Our valuation report covers the following aspects of the property:

  • Flexibility of the building
Is the object suitable for alternative use (transformation)? Does the zoning plan offer the possibility of transformation?
  • Location & accessibility
Is the property object easily accessible by public transport?
  • Building materials and installations
Are the building materials used sustainable and/or recyclable? And how are energy, water and waste handled?
  • Agreements regarding use and management
Are there agreements to encourage sustainable use, such as Green Lease?
  • Certificates
What certificates does the building have? Examples include energy labels, BREEAM, LEED and WELL.
