Love London: Tips for selling property in Marylebone

Marylebone’s central location and excellent transport links make it very attractive to international buyers and investors. From creating the best first impressions to tidying up the garden, here are our top tips for selling a property in Marylebone.

1. Think about what your potential buyers want – Marylebone attracts a lot of investors, with around 43 per cent purchasing for investment purposes*. Think about adding a bed and wardrobe to smaller rooms to demonstrate their potential as further bedroom.

2. The majority of properties in Marylebone have shared entrances so it’s important to keep any common areas immaculate. First impressions are everything, and a buyer can sometimes make their mind up about a property before they’ve even made it through your door.

3. Marylebone has some gorgeous mews houses, but many people assume they will be small and dark. To make the rooms feel as large as possible, de-clutter, stick with light-coloured walls and use mirrors to reflect the light. Make sure curtains are pulled fully back and avoid blinds or curtains that block the top of the window: around 80 per cent of light comes through the top 20 per cent of a window.

4. If you have a balcony, roof terrace or a garden, maximise the space and treat it as another room, summer or winter. Making any outside space as appealing as possible will help buyers envisage themselves using it. If you’re selling in the winter months, have a few photographs of the garden in spring and summer to hand to show prospective buyers, as it can be difficult to imagine plants and borders in full bloom.

5. If you’re selling a leasehold property, the involvement of an additional management company can mean a more complex and time-consuming sale. Having your solicitor instructed and ready to act once a sale is agreed can speed up the process.

6. Many forget that a huge benefit to living in Marylebone is the proximity to Regent’s Park and Hyde Park. Make the point by having a map of the closest park on display and perhaps a guide to park events.
